Denton Rental Homes (Part 2)

If you read last week's blog, you may remember that we discussed setting up an online search to see all the homes that meet your criteria. At this point, I should tell you that not all the homes on the market are going to show up on your online search.  Online searches from Realtors just contain homes that are listed on the Multiple Listing Service (MLS) This is the best source of homes for lease available but it doesn't have everything.  Many homes for lease by owner won't be on there if the owner doesn't use a Realtor to list a property.  You can find these homes in the newspaper and on Craigs List and on a few other services.  It seems like the less expensive the home, the less likely it will be on the MLS.  But the MLS will definitely be the best place to start.  So we've set up a search and found a few homes at the right price and in the right pla?ce that look pretty good.  Now what?

The easiest (and I think the best) thing to do is call your Realtor (I hope that's me!) and tell him which homes you want to see and when you are available. The agent will set up the appointments and go with you to view the homes. He will find out the answers to any questions you may have about each home and give you advice and opinion about the properties.

You can also go to the homes by yourself and call the number on the sign out front.  The agent you talk to can't lie to you or discriminate against you and has to abide by Fair Housing laws and not commit Deceptive Trade Practices, but they are also prohibited from giving you advice and opinions because they owe their fiduciary responsibility to the owner of the home.

Your Realtor may be able to assist you with homes for lease by owner or by property managers that aren't listing their homes on the MLS but this will vary with each home.  Realtors representing tenants normally get paid from the commissions that the owner pays to the listing agent and tenants get the services for free.  This may or may not be the case with homes not listed on the MLS.  You should discuss this with your agent before you go looking at homes.

Denton Rental Homes


We have been getting a lot of requests of late to help folks find homes to lease in the Denton area. I have been neglecting this blog site for a long time and I figured it would be a good time to write about some of the inquires we've been receiving here at the Cudd Realty Offices.

I don't want to make these posts too long and I want to have something to write about next time, so I'm only going to try to address one item at a time.

The first thing and the natural thing for our clients to request is a list of homes for them to consider as their potential next home. This is an important first step and one we take very seriously. There are a couple of different high-tech approaches we can use for this task.

The first and traditional approach that we and most other Realtors can use is to input the client's criteria (we'll talk more about criteria in a bit) into our local Multiple Listing Service (MLS) as a "Prospect Gateway". Every day the computer will analyze the listings in the MLS and email a link to the ones that meet the client's criteria to the client if there are any new or changed listings that day.

The second approach and the one that we and most of our clients like the best is to input the clients criteria into our website at www.RealEstateDentonTX.com and it will do the same thing but in a slightly different format. The advantage to this system is that the client can modify the criteria any time they want or do one-time searches with different criteria to experiment with different types, sizes or values of homes, different areas or to look for different properties for their friends or families. The client has a lot more freedom and control with this method and not as many Realtors in Denton can offer this type of service. Now, for criteria. Everyone has their own individual needs and wants. At this point, you probably want to stick to the "needs" part. Important things to consider are:

1. Price range you can afford.

2. Number of bedrooms, specialty rooms, parking spaces, type and size of yard, etc. you will need.

3. Geographical location the home needs to be in.

4 Any special requirements you may need.
